Floor Sanding & Polishing at Northern Beaches
We specialize in Floor Sanding and Polishing with over 20 years of experience
We guarantee and warranty our work !
A high quality timber floor is the focal point of a house or building which will add beauty and value. Sanding a floor correctly is a craft – executed using skills only gaining by experience, following correct procedure, and with the use of quality machinery.
Cost cutting is only achieved by cutting corners, both with poor sanding practices, and inferior coating products.
Dust Minimisation
Although it is impossible to have ” dust free machinery ” and be very wary of claims otherwise, we take steps beyond the industry standards to insure that any residual dust is kept to a bare minimum. Unlike most companies who simply have dust bags attached to their machines – our mid size and smaller machines, which cause the majority of fine dust, are all connected to powerful industrial vacuums.
We also blow clean entry points to the premises – and remove all rubbish from the site on completion.
We use water based, non-toxic timber coatings
Austimber recommends and prefers water based Polyurethane timber coatings.
Why are they better than solvent finishes ?
Water based timber coatings contain water instead of solvents. Today’s water based finishes are 100% polyurethane and provide wear resistance that is better or as good as solvent based products – without the toxic fumes and are therefore better for the environment, being low in VOCs (Volatile Organic Compounds).
For instance floors in commercial premises are routinely coated with water based finishes as there is minimal disturbance to the commercial operation with no toxic fumes or health risks. In these situations having good wear resistance is a necessity.
If you had your floor at home done with us, there is no need to move out during the finishing of the floor. If you are only having floors in part of your house being coated then you can use the remainder of the house. Similarly there are no lingering odours or solvents as there would be with a solvent based finish so you can reoccupy the coated areas quickly with no fear of being exposed to dangerous chemicals.

What are VOCs?Volatile Organic Compounds (VOCs) are petroleum based solvents that off gas from the coating – for years after application. These compounds contribute to air pollution and medical conditions |
How long will my floor lastRegular maintenance of your floor will prolong the life of the surface coatings. The advanced technology of today delivers a durable and hard-wearing surface, but the abrasive action of dirt, grit and sand particles will cause premature deterioration of the finish. Although offering excellent resistance there are a few steps you can take to maintain the natural warmth and distinctive texture of your floor. To prevent scratching and scuffing of your floor, place furniture pads on the bottom of all heavy items and objects that are moved frequently, eg chairs and tables. Shoes carry sand, grit and small stones, which will abrade the floor surface in the same way that sandpaper does. Place mats at entrances and where possible place a mat on the inside as well as the outside. Use runners and rugs in high traffic areas. |
Do you take up the old floor coveringsYes. Extra charges will apply if there is any glue, paint and/or other substances on the floor which are found after they are removed – which were not seen before hand |
Will I have to move my own furniture out of the way for the job to start? It is the responsibility of the client to ensure the area to be sanded is free of all furniture / furnishings before commencement of any work – including curtains, paintings, ornaments etc. |
What can we do about water or other substance stains on the floors? In the case of old / existing floorboards: It is very rare that a timber floor can’t be sanded and polished. However, it can not be expected that an old floor will always come up looking new. Certain marks may not be able to be removed. These include – Water marks from excessive steam cleaning of carpets, urine stains from pets, leaking windows / doors, indoor plants etc. Score / cut marks from the removal of carpet and other floor coverings over the years. Rust marks around nail holes caused by water damage from above and/or rising damp. Bleaching / staining caused from tile grout, glues, cement render and “black jack” ( a tar like substance painted around the border of old floorboards |
Will Direct Sunlight change the color of my floor?Like any other quality furnishing or floor covering in your home, direct sunlight will cause discolouring over time. To avoid fading and discolouring, filter direct light with curtains or blinds. Remember that areas of floor covered with rugs etc will retain their original colour. Therefore once rugs are removed, or their position changed, variations in colour will be visible, but this variation will fade over time |
Do we stain or woodwash the floorboards?Yes. We are woodwash / staing specialists |
Do we fill the gaps between the floorboards? No. Gaps between the boards are not filled because shrinkage and expansion in timber will cause the filler to crack and fall out |
What kind of power will you need for the job?The job will require that we use power on site. Each room must have at least one power point and we will require 240 volts to those power points with no builder power poles or having power leads from next door. |
My deck has gone grey, do I have to stain it now to have a timber coloured deck?By using a deck wash you can bring back the colour of the natural wood depending on the age of the timber. Deck Wash will remove dead grey fibres and any dirt, oils and tannins. Once the timber has dried, you’ll be able to apply a deck coating. |
How do I sand my deck if the screws are projecting above the timber surface?Unfortunately, as screws cannot be punched in like nails, you will have to either remove and/or counter sink each screw. |
